My wife and I plan to move shortly after our second child is born. We found a place with 2 bedrooms in Mandaluyong. Looking for advice from parents in the area... Is it impractical to put a toddler in the same room as a newborn? Or should we wait till both kids are older to room them together?

I think you should first wait til the newborn's older. Or, what you can do is to sleep together with your baby so as to assure that your baby is safe. I think it'll be hard for your toddler if ever your baby cries in the middle of the night.
